The average home in the GTA sold for $993K, about 3% lower than last year, as the market continues to shift in favour of buyers. Condos averaged $618K, also down year-over-year, but it\u2019s the micro condos\u2014those under 500 sq-ft\u2014that are feeling the most pressure. These smaller units have seen the sharpest depreciation, largely due to limited appeal for end-users and the growing availability of larger, more comfortable options at competitive prices.<\/p>\n<p>In Early-Q3, nearly 98% of GTA neighbourhoods with at least five condo sales saw units go below list price, offering active buyers broader negotiating power than we\u2019ve seen in some time.
