The Fall 2026 Housing Supply Report highlights a persistent challenge: most major Canadian cities are still facing significant housing supply gaps, with Calgary and Edmonton as rare exceptions. As a real estate broker who’s guided hundreds of clients through changing markets, I see firsthand how construction is slowing at a rate that outpaces demand—raising concerns about long-term affordability. While rental housing continues to drive new supply, limited condo development is restricting ownership opportunities for many buyers. Addressing these issues will require both a boost in new housing starts and thoughtful investment in supporting infrastructure. Drawing on my experience and industry involvement, I believe it’s crucial to keep these dynamics in mind when considering your next move in the market.
