Toronto Home Prices Slip Below $1M

Toronto’s average home price has dipped just below the $1 million mark, settling around $993,000—a decrease of roughly 3% year-over-year. This shift has made the market more accessible for many buyers, even as inventory tightened significantly: new listings dropped about 14% to just over 12,100, leaving fewer homes to choose from. In the same period, just over 5,000 sales were reported—a modest 2% decline—while reduced selection could intensify competition and help support current price levels.

As someone who has guided clients through more than 450 transactions across changing markets, I’m closely watching these dynamics. Stable mortgage rates and some positive economic trends are bolstering affordability, but there’s still an undercurrent of caution as households weigh concerns about future inflation and borrowing costs. If inventory continues to tighten while prices start to climb again, we could see buyers move more quickly, and improved conditions for sellers may bring fresh options to the market. My commitment remains to help clients navigate these complexities with clarity and confidence, making the most of every opportunity.
