Toronto’s presale condo market is shifting, and it’s fascinating to watch how developers are responding to today’s discerning buyers. Two recent projects—one near Yorkville and the Annex, another in north Toronto—are focusing on end users rather than the rapid-fire investors who used to dominate this space. The Yorkville boutique project is about 40% sold, with buyers frequently combining smaller units into larger residences. The result? Custom homes averaging close to $3 million even before further personalization. Meanwhile, the north Toronto project reduced its planned unit count to around 500, prioritizing spacious layouts, including a solid mix of two- and three-bedroom homes. Sales there have reached about 35%.
Both developments are catering to a growing demand from downsizers and those seeking elevated livability—whether that means luxury finishes or simply more breathing room. It’s a strategic approach, even if it means a slower sales pace compared to previous Toronto condo booms. Notably, one of these projects is moving forward using its own capital, while the other is aiming for a 2027 construction start once financial targets are met.
Having guided clients through over 450 real estate transactions, I’ve seen firsthand how the Toronto market evolves. These projects highlight a clear trend: buyers are prioritizing quality of life, and developers are listening.
