Navigating the GTA market requires a close eye on the numbers—and recent data from Mid-Q3 2026 is telling. The average home in the GTA sold for $993K, about 3% lower than last year, as the market continues to shift in favour of buyers. Condos averaged $618K, also down year-over-year, but it’s the micro condos—those under 500 sq-ft—that are feeling the most pressure. These smaller units have seen the sharpest depreciation, largely due to limited appeal for end-users and the growing availability of larger, more comfortable options at competitive prices.
In Early-Q3, nearly 98% of GTA neighbourhoods with at least five condo sales saw units go below list price, offering active buyers broader negotiating power than we’ve seen in some time. Even single-family homes experienced underbidding in around 92% of neighbourhoods, but condos, particularly the smallest ones, remain especially sensitive as investor interest wanes and these properties linger on the market.
Having guided clients through over 450 real estate transactions and with experience across both residential and investor-driven markets, I’ve seen how strategic timing and a keen understanding of market dynamics are essential—especially in segments experiencing rapid change. As always, my focus is on helping clients make informed decisions with confidence, backed by a track record of professionalism and results.
